Self-storage facilities

Fill every unit size and keep the rent roll on autopilot.

A storage facility lives on occupancy, autopay and a clean move-in. We build a website that shows unit sizes and monthly rates, takes move-in requests, and keeps inventory by size, the rent roll, gate access and delinquent follow-up organized behind it. We work alongside your gate and management software, not in place of them.

What we set up

Unit sizes, rates and move-in requests

Customers compare sizes such as 5x5, 5x10, 10x10 and 10x20, climate-controlled units and vehicle or boat parking, see the monthly rate and pick a move-in date. The site only shows sizes you actually offer, and a real team confirms availability and the lease before anything is final.

Inventory, rent roll and autopay

Units by size, who is in them, rent due dates, autopay status and move-in specials sit on one board. Price changes and specials are scheduled so the site and the office say the same thing. Gate access codes are never shown anywhere, only a note that a code is on file.

Late notices, protection plans and move-outs

Reminders go out on a schedule you set, and anything past a certain point is flagged for the owner to handle under the lease and state rules. Protection-plan or insurance requirements, move-out inspections and a simple tenant portal for payments and documents keep the paperwork in one place.

Where this business gets hard

Pricing that drifts

Street rates, move-in specials and increases for existing tenants can all differ. When the site, the office and the rent roll disagree, customers notice. Scheduled specials and a clear record of each tenant's rate keep them aligned.

Delinquency handled with care

Late rent is common and sensitive. Reminders on a schedule and a flag for the owner at set points keep follow-up consistent. State law sets late fees, notices and anything beyond, so the owner follows the lease and the law, and the site never threatens tenants.

Gate codes and access

Codes are personal and must never appear in notes, texts or chats. Recording only that a code is on file, with access limited to named staff, lowers the risk of misuse.

Protection plans and insurance

Many facilities require a protection plan or proof of insurance. The rules on what can be required and how plans are sold vary by state, so the setup records which option each tenant chose and when it renews.

Set up for the way you work

Not every self-storage facilities business runs the same way. We adjust the setup to fit yours.

Standard drive-up and indoor units
Mostly people between homes. Move-in requests, specials and autopay matter most.
Climate-controlled and wine or document storage
Higher rates and tighter conditions. Temperature and humidity monitoring and moisture checks drive the setup.
Vehicle, boat and RV parking
Large spaces, outdoor or covered, with different access and insurance notes. Rates and length limits differ from unit storage.
Business tenants and contractors
Small businesses and sellers rent units for stock or tools. Multiple authorized users, invoices and longer terms replace one-time move-ins.

Busy seasons and slow ones

Many facilities see more move-ins in summer, around school and lease dates, and in spring and fall when people downsize or renovate. Winter can be slower, and some areas see more vehicle and boat parking before and after a season. Slow months suit specials on a first month, follow-up on past-due accounts and a review of rates by unit size.

What your customers ask before they book

Your AI assistant and website are set up to answer these before anyone has to call.

  • What size do I need for my belongings, and how much is it per month?
  • Is the first month discounted, and is there an admin fee?
  • Do I need insurance or a protection plan?
  • Is it climate-controlled, and how is it secured?
  • How do I pay, and what happens if I am late?
  • Can I store a car, boat or RV, and can I get in after hours?

Common mistakes we help you avoid

  • Showing a rate online that the office does not honor, because specials and increases are tracked separately.
  • Writing a customer's gate code in a note or message instead of recording that it is on file.
  • Skipping move-in and move-out photos, so the condition of a unit cannot be shown later.
  • Handling late accounts from memory. Late fees and notices follow the lease and state law, which vary by state, and the owner stays responsible.

Lease, lien and insurance rules vary by state

State law governs late fees, notices, lien rights and the sale of stored property, along with what insurance or protection plans can be required and how they are sold. Those rules differ by state and sometimes by city. The site and the AI never threaten tenants and do not discuss lien sales. Delinquent accounts are flagged for the owner, who follows the lease and the law. We build requests, notices and records around your own policies and coverage. You stay responsible for meeting the rules that apply to your facility. Nothing here is legal advice.
