Campgrounds & RV parks

Let guests pick the right site, and keep every site turning over smoothly.

A camper wants to know one thing: will my rig fit, and which site is it? We build site-type booking on a simple map, with hookups, length limits and minimum stays handled for you, then give your crew an arrivals and departures board and a turnover list so sites are ready when guests pull in.

What we set up

Site map and booking by site type

Guests choose tent, RV, cabin or group site, enter their rig length and amp needs, and see only sites that fit. Pull-through, back-in, 30 amp and 50 amp show up on the map. Weekend and seasonal pricing, minimum stays, deposits and add-ons like firewood or an extra vehicle are built into the total.

Arrivals, departures and site turnover

A daily board shows who arrives, who leaves, early check-in and late checkout requests, and which sites need cleaning, a hookup check or a repair before the next guest. Reservation holds expire on their own so unpaid holds do not block good sites.

Stays by the week, month or season

Nightly, weekly, monthly and seasonal-guest rates bill on a schedule, with utility meter notes where you charge for them. Quiet hours and park rules are acknowledged at booking, and the camp store inventory is tracked next to the front desk.

Where this business gets hard

Guests book a site that does not fit their rig

A 38 foot rig arrives at a site made for 28 feet. Asking for rig length, slide-outs and amp needs at booking, and showing only sites that fit, keeps the front desk out of that conversation at 4 PM.

Pricing has many moving parts

Weekend and holiday rates, minimum stays, weekly and monthly discounts, pet and extra-vehicle fees and taxes are hard to quote by phone. One total shown before payment keeps surprises off the check-in line.

Turnover gets lost between a late checkout and an early arrival

A site can be left dirty or with a broken hookup while the next guest is already on the road. A turnover list tied to the arrivals board tells the crew what to do first.

Unpaid holds block good sites

A site sits held for a guest who never paid, and a weekend fills with sites that are not really booked. Holds that expire on a clock free those sites again.

Set up for the way you work

Not every campgrounds & rv parks business runs the same way. We adjust the setup to fit yours.

Tent and primitive campground
Simple site types, fire ring and water access, and a lot of weekend demand. Booking by site, quiet hours and fire rules matter most, and a camp store may be the extra income.
RV park with full hookups
Rig length, amp service, pull-through or back-in, and long stays drive the setup. Nightly, weekly, monthly and seasonal rates and utility notes need clear billing.
Cabins and glamping
Closer to a small lodge. Linen and cleaning between guests, check-in codes or keys, and lodging tax lines are part of each booking.
Group and event sites
Scout troops, family reunions and rallies want a block of sites or a pavilion. Headcount, deposits, shared rules and a point of contact replace one-off site bookings.

Busy seasons and slow ones

Many parks fill on summer weekends and holidays, and shoulder seasons fill on weekends only. Parks in warm regions may see seasonal guests arrive in the fall and stay through winter, while northern parks may close for the cold months. Minimum stays and higher weekend rates help in peak weeks, and weekday deals, weekly rates and off-season events can fill slow stretches. Closing and opening dates, water shutoff and reopening checks belong on the calendar.

What your customers ask before they book

Your AI assistant and website are set up to answer these before anyone has to call.

  • Will my rig fit, and which sites have 30 or 50 amp hookups?
  • What does it cost for my dates, including fees and taxes?
  • What is the minimum stay on a weekend or holiday?
  • Can I check in early or check out late?
  • Are pets allowed, and is there a fee for a second vehicle?
  • What happens if I need to cancel or change my dates?

Common mistakes we help you avoid

  • Taking reservations without asking for rig length and amp needs, then moving guests at the gate.
  • Letting unpaid holds sit for days and turning away paying guests.
  • Keeping turnover on a clipboard, so the crew does not know which site is next.
  • Overlooking occupancy and lodging taxes, fire rules and accessibility requirements. These vary by state and county, and the owner stays responsible.

Campground rules vary by place

State and local licensing, fire and safety rules, occupancy and lodging taxes, and accessibility (ADA) requirements vary by state and county. We build booking, rules acknowledgment and tax lines around your own policies. You stay responsible for meeting the rules that apply to your park.
