Carpet & upholstery cleaning

Price by the room, schedule by the route, and back it with a callback.

Customers want to know what a room costs, whether the sofa is safe to clean and how long until they can walk on it. We make the room count, the fabric and the pet or stain notes easy to give you up front, then keep routes, trucks, chemicals and re-clean callbacks organized behind it.

What we set up

Rooms, fabrics and add-ons up front

Customers pick the number of rooms or rough square footage, add upholstery pieces and choose add-ons such as pet treatment or stain protection. They can upload photos of stains and a fabric tag. You review them and send a written quote for anything that needs a look first.

Routes, drive time and drying notes

Each day shows the route, drive-time gaps between homes, the truck and the planned method. Drying-time guidance you write is sent after each visit, so customers know when to stay off the carpet and when to put furniture back.

Callbacks, commercial accounts and restoration handoffs

A re-clean request opens a callback with the original photos and notes. Commercial accounts get recurring schedules and invoices. Water-damage jobs are handed to your restoration partner or process with the paperwork an insurer asks for.

Where this business gets hard

Fabric and fiber surprises

A sofa tag says to use solvent only, or a rug is silk, and water makes it worse. Photos of the tag, a fiber check on arrival and a note on each piece protect the customer's furniture and your reputation.

Stain expectations

Customers hope every spot disappears. Some stains, such as old dye or pet damage, cannot be fully removed. Setting the expectation in the quote, with before photos, keeps a fair job from turning into a dispute.

Drive time and drying time

Several small jobs across town eat the day, and a customer who walks on damp carpet blames you. Route clusters, drive-time windows and a drying note sent after every visit help on both counts.

Water damage is a different job

A flooded room needs drying equipment, moisture readings and insurance paperwork, not a standard clean. A clear handoff process keeps those calls from being booked as regular jobs.

Set up for the way you work

Not every carpet & upholstery cleaning business runs the same way. We adjust the setup to fit yours.

Residential carpet and upholstery
Many small jobs by room count, add-ons like pet treatment and protector, and recurring reminders. Pricing clarity and route clustering matter most.
Pet and odor specialist
More enzyme treatments, repeat visits and careful expectation setting. Notes on the pet, the stain age and the subfloor drive the setup.
Commercial carpet accounts
Offices and shops cleaned at night or on weekends under a recurring contract. Written bids, certificates of insurance and monthly invoicing replace one-off bookings.
Rug and specialty fabric care
Pickup, in-plant cleaning and delivery for rugs and delicate pieces. Fiber identification, tagging and tracking each item through the plant matter most.

Busy seasons and slow ones

Spring cleaning, pre-holiday hosting and move-out season are often the busiest, and humid or rainy weeks slow drying. Slow stretches are a good time to send recurring-plan reminders and to book commercial accounts. After storms or leaks, water-damage calls can spike, and a clear handoff process keeps those separate from routine jobs.

What your customers ask before they book

Your AI assistant and website are set up to answer these before anyone has to call.

  • How much per room, and what counts as a room?
  • How long until the carpet is dry and I can walk on it?
  • Will you get this stain out?
  • Is the cleaning safe for my kids and pets?
  • Can you clean my sofa or rug, and how do you know what fabric it is?
  • What happens if the stain comes back?

Common mistakes we help you avoid

  • Cleaning upholstery without checking the fabric tag, then paying for damage a note would have prevented.
  • Promising stain removal in the quote, rather than explaining what is realistic for each stain.
  • Skipping before photos, leaving nothing to point to when a customer says a spot was not there before.
  • Treating a water-damage call like a regular clean and missing the moisture and insurance steps.

Rules and guarantees vary

Business licensing, insurance, chemical handling and restoration rules differ by city, county and state. Stain and fabric guarantees are your own policy, and not every stain or fiber can be fully removed. We build quotes, notes and waiver steps around the policies you give us. You stay responsible for meeting the rules that apply to your work. Nothing here is legal advice.
